Govt to resume land for technopole
The Lands Department today posted land resumption notices and acquisition notices for the San Tin Technopole (STT) (Phase 1) (First Batch) and the Sam Po Shue Wetland Conservation Park (SPS WCP) (First Phase), in accordance with the Lands Resumption Ordinance and the Land Acquisition (Possessory Title) Ordinance.
The land will revert to and vest in the Government on October 11.
For the STT (Phase 1) (First Batch), the Government will resume 1,309 private lots comprising an area of about 62 hectares. It will also acquire government land occupied by 20 graves and 42 urns, spanning 700 sqm, as well 25 fishponds, spanning 7.5 hectares.
For the establishment of the SPS WCP (First Phase), the Government will acquire about 85.2 hectares of government land occupied by 110 fishponds.
The department said October 11 is not the departure deadline for affected households and businesses. The department will post notices in relevant areas about three months before the departure deadlines. The affected parties are scheduled to depart in batches.
Departures for the STT Phase 1 Stage 1 works will be in batches mainly from the first quarter of 2026 to the second quarter of 2027, while departures for the SPS WCP (First Phase) will be in batches beginning from the fourth quarter of 2026.
The department said it will closely liaise with affected parties to handle compensation and rehousing matters.
It also outlined that the STT (excluding the Loop), with an area of about 540 hectares, will be developed in two phases. Phase 1 will cover about 365 hectares.
The works for Phase 1 are subdivided into two stages. Stage 1 will involve an area of about 158 hectares, while Stage 2 will cover 207 hectares. The Stage 1 works commenced late last year.
As previously stated publicly, the Government will not carry out pond filling works before commencing works for the SPS WCP.
Upon full development, the STT will provide about 50,000 residential flats, accommodating a new population of more than 150,000. It will also create about 160,000 employment opportunities.
The first intake under the Phase 1 Stage 1 development, of about 18,000 people, will start progressively from 2031 onwards.
The SPS WCP, spanning more than 300 hectares, will also be developed in two phases. Works for the First Phase, covering an area of about 150 hectares, will commence in 2026-27, with a targeted completion date of 2031.
The park will serve multiple functions: it will conserve the Deep Bay wetlands, facilitate the modernisation of the aquaculture industry, create environmental capacity, and compensate for impacts on fishery resources and ecology.
The entire park is expected to be completed by 2039, aligning with the estimated date of full operations at the STT.
