Flat size restriction to be imposed

The Government today announced that it will sell a residential site in Tuen Mun by tender with a restriction on minimum flat size in the January-March quarter that will offer about 2,020 flats.
Unveiling the Land Sale Programme for the fourth quarter of the 2021-22 financial year this afternoon, Secretary for Development Michael Wong said the saleable area of each apartment on the site on Castle Peak Road - Tai Lam is at least 26 sq m, which is around 280 sq ft.
He said in reaching the figure of 26 sq m, the Government had taken into account the minimum flat size requirement of the Starter Homes for Hong Kong Residents pilot project at Anderson Road in Kwun Tong, a subsidised housing project which was put up for tender last year.
“In that case, the minimum flat size is 23 sq m, so it is basically 10% above that. Given the position of private housing on the home ownership ladder, we believe it is one rung up, so we do believe it is appropriate for us to set a slightly bigger minimum size.”
Meanwhile, the Mass Transit Railway Corporation plans to sell by tender a development project at Pak Shing Kok Ventilation Building which can provide about 550 flats. The site will also adopt the same minimum flat size requirement.
The Urban Renewal Authority also plans to sell by tender two development projects at Hung Fook Street/Kai Ming Street and Wing Kwong Street/Kai Ming Street in To Kwa Wan which can provide about 890 flats in total.
Five private development and redevelopment projects are expected to have their lease modification processes completed in the coming quarter. Together, they will provide about 2,220 flats.
Mr Wong noted that taking all sources of private housing land supply into account, the total private housing land supply in the next quarter will be able to provide about 5,680 flats.
Together with the supply of around 14,400 flats from the first three quarters, the total private housing land supply of the financial year reaches some 20,080 flats, exceeding the annual target by about 55%, he added.
As regards commercial land, the Government will put up for resale a site in Tung Chung Area 57 in the coming quarter, providing about 120,000 sq m of gross floor area.
