Tseung Kwan O New Town draft approved

The Chief Executive in Council has approved the draft Tseung Kwan O outline zoning plan, the Town Planning Board announced today.

 

The planning scheme area covers 1,727 hectares, in the southern part of Sai Kung and bounded by the Clear Water Bay Peninsula to the east, Junk Bay to the south, Lam Tin and Sau Mau Ping to the west, and Tseng Lan Shue and the Hong Kong University of Science & Technology to the north.

 

The approved draft indicates the broad land use zones for the Tseung Kwan O New Town. About 39ha of land are for comprehensive developments. The site in Area 86 is for an MTR depot, an MTR station, associated property development and supporting community facilities at Lohas Park. 

 

The site in Area 92 is an existing film studio and is intended for comprehensive redevelopment for low-density residential use.

 

About 145ha of residential land are for high-density housing developments, 4ha are for medium-density housing, 19ha are for high quality, low to medium-rise residential developments, and 4ha are intended to phase out existing industrial uses through redevelopment or conversion for residential use.

 

About 20ha are for commercial/residential, 22ha are for village type development, 117ha are for government, institution or community usage and 179ha are for open space.

 

About 66ha at the restored Tseung Kwan O Stage I Landfill are for recreational developments, 759ha are green areas and 254 ha are for other uses.
