About 34.4% of land in Ngau Tam Mei has been zoned green belt and 27.8% designated conservation area to protect the natural landscape, ecological and topographical features of the area, the Town Planning Board says.

The approved Ngau Tam Mei Outline Zoning Plan covers 920.7 hectares. It is bounded by Ki Lun Shan Au in the east, the San Tin Highway in the north and west, and Lam Tsuen Country Park in the south.

The green belt covers 316.7 hectares in Shek Wu Wai, around the San Tin Barracks and south of Ngau Tam Mei valley. The conservation area measures about 255.8 hectares.

About 91.8 hectares will be used for open storage, 54.1 hectares for low-rise, low-density residential developments and 53.3 hectares for comprehensive development. Another 43.1 hectares has been reserved for recreational developments, while village type development covers 37.7 hectares.
