Estate redevelopment studied

Secretary for Transport & Housing Eva Cheng says the Government will continue examining the need for redevelopment and the build-back potential of old public housing estates.Ms Cheng told the Legislative Council today the Government is conducting detailed studies on numerous estates, and examining community, welfare, transport and education facilities in their districts.
The Pak Tin Estate redevelopment proposal is the first under the Refined Policy on Redevelopment of Aged Public Rental Housing Estates. The Housing Authority's Strategic Planning Committee approved in January the preliminary master plan for the phased clearance and redevelopment of Pak Tin Estate.
Apart from taking into account the structural safety, economic repair, build-back potential and availability of suitable rehousing resources, the authority has also considered local needs when considering the estate's clearance and redevelopment.
She said the Government has always kept abreast of local aspirations and maintained dialogue with residents through district councils to hear their views.
"We understand they are in general supportive to our proposal to redevelop the older portion of Pak Tin Estate."
At present, the plot ratio of the older portion of the estate site is about four. By relaxing the plot ratio to six, there will be a total build-back of about 5,650 public rental housing flats, representing a net gain of 2,150 flats when compared with the number of flats before redevelopment.
